Edison 在 Batman:The Dark Knight 中只是“咔哩菲”

Singapore’s CapitaLand buys 61.9% of Sungei Wang

By Joseph Chin

*KUALA LUMPUR*: Singapore's CapitaLand Ltd has acquired 61.9% of the
total retail strata area of Sungei Wang Plaza in Kuala Lumpur for
RM595mil (S$250mil).

CapitaLand said Wednesday the acquisition of the 61.9% comprised of the
total retail strata area or 510,418 million sq. ft as well as the car
parks through an asset securitisation structure.

The chief executive officer of CapitaLand Retail Ltd, Pua Seck Guan said
together with the earlier acquisitions of Gurney Plaza and Mines
Shopping Fair, the three seed assets collectively amounted to about RM2bil.

He said the property assets put CapitaLand firmly on track to create its
proposed pure-play Malaysian retail REIT by end-2008.

Pua said Sungei Wang was one of the most established and popular malls
in the city centre of Kuala Lumpur, and it had nearly 100% occupancy and
more than 24 million visitors annually.

"Through our proactive management and by leveraging on our retail real
estate management expertise, there are tenancy remixing opportunities to
create significant value at Sungei Wang," he said.

Under the asset securitisation structure, Sungei Wang is held by a
special purpose vehicle, Vast Winners Sdn Bhd . VWSB has issued three
tranches of Senior Medium Term Notes, namely Class A, B and C, as well
as a tranche of Subordinated Class D Medium Term Notes.

CapitaLand's unit, Gain 888 Investments Pte Ltd had fully subscribed for
the Subordinated Class D Medium Term Notes in the principal amount of
RM338mil. The Senior Medium Term Notes were fully subscribed by a
Malaysian financial institution.

Bill Gates is resigning as Chief Software Architect from Microsoft Soon

On June 27th, Bill Gates is no longer going to work as the Chief
Software Architect of Microsoft in order to devote more time to his Bill
& Melinda Gates Foundation.
But Gates is still going to be the company's chairman and advise them on
technologies, but will play less into day-to-day activities.
I think maybe he finds more joys when doing charity work, probably I can
understand why too.
It always feels good when you donate to peoples or contribute back to
human society (perhaps we shouldn't forget about animals too)

Singapore’s May CPI at 7.5%

SINGAPORE: Singapore's annual inflation held at a lower-than-expected 7.5% in May, still hovering at a 26-year high, as higher costs of food, transport, communication and housing raised consumer prices.

From the previous month, May consumer prices rose 0.3% after seasonal adjustments, the Department of Statistics said in a statement yesterday.

The annual rate of increase in consumer prices in May matched the pace seen in April, which was also 7.5%.

Most economists had expected consumer prices in May to rise 7.8% from a year earlier – the fastest pace since February 1982 when they rose 9% due to high energy and food prices.

Central banks across the world from China to the United States are fighting rising inflation as higher oil and commodity prices push up consumer prices.

A sub-index for housing costs was up 12.4% in May from a year ago while food prices, which carry the largest weighting in the index at 23%, rose 9%. – Reuters

Brown Freezes Ministers' Pay as Inflation Touches Decade High

By Gonzalo Vina

June 17 (Bloomberg) -- Prime Minister Gordon Brown forced Cabinet ministers to forgo a pay raise this year, part of a response to a surge in inflation that undermined the government's record on managing the U.K. economy.

Brown told his Cabinet that ministers should give up a 1.5 percent pay increase recommended by an independent panel, his spokesman Michael Ellam told reporters in London today. The boost would have been in line with pay for senior civil servants.

``Given the importance of public sector pay restraint at a time of economic uncertainty, ministers will not be accepting any pay rise'' in the year through March 2009, Brown said in a written statement to Parliament. Other lawmakers also had a 650- pound ($1,266) increase above the rate of inflation scrapped.

The move is part of the Labour government's aim to blunt suggestions from opposition lawmakers that Brown has mismanaged the economy. Inflation reached its highest in a decade last month, forcing Bank of England Governor Mervyn King to write a public letter explaining why he missed his target.

Britain's economy is on track for its slowest growth since the last recession ended in 1992 as increasing food and fuel prices drain money from the wallets of consumers. The popularity of the Labour government has slid to its lowest since polling began after World War II as the Treasury pressed ahead with higher taxes on cars and on low-income earners.

Reputation `Bust'

``Gordon Brown's economic reputation has gone bust,'' George Osborne, member of Parliament from the Conservative opposition who speaks on finance, said in a statement. ``Brown's only plans to get us out of this economic mess are tax rises on family cars, alcohol, and council tax.''

The Bank of England today said it ``is concerned about the present and prospective period of above-target inflation,'' as consumer prices climbed 3.3 percent from a year earlier. Price gains may top 4 percent in coming months, King said.

Yesterday, the Confederation of British Industry, the U.K.'s biggest employers' lobby group, forecast economic growth of 1.3 percent next year compared with 3 percent in 2007.

``The Bank of England now finds itself backed into a corner with no room for maneuver,'' Vince Cable, the Liberal Democrat who speaks on Treasury affairs. ``We now have a situation worryingly reminiscent of the 1970s, with unemployment and inflation both rising, and growth falling.''

Union View

The Trades Union Congress, an umbrella group representing more than 6 million workers, called on the central bank to refrain from raising interest because it would do little to alleviate the impact of food and energy prices.

``There is no point in the U.K. economy taking medicine with nasty side effects if it doesn't produce a cure,'' said Adam Lent, head of economics at the union group.

Chancellor of the Exchequer Alistair Darling said the government had to work with other countries to bring down food and fuel prices.

``What's changed in this country is where in the past a lot of the inflation came from home grown problems'' it's now coming from abroad, Darling said in an interview pooled with broadcasters today. ``People can see that prices are increasing every time that they go and fill up their car. They can see the result. They can see it in the supermarkets.''

Malaysia Airlines withdraws AirAsia chief Fernandes' perks

KUALA LUMPUR: Malaysia Airlines has withdrawn discount privileges it had given to the boss of rival carrier AirAsia, as a war of words between the two companies escalated, reports said on Tuesday.

Malaysia Airlines managing director Idris Jala said in a letter to AirAsia founder Tony Fernandes that his staff had protested over the perks following "negative statements" he had made about the national carrier.

"Many of them feel hurt and frustrated with what they read in the news," Jala said in the letter dated May 28, according to the Star daily.

Fernandes has been enjoying discounts of 50 percent for first or business class travel and 75 percent for economy class, the newspaper reported.

The AirAsia boss said he was "a little disappointed" when he received the letter three weeks ago as discounted or free seats were a courtesy offered between airline chiefs even if they were the "bitterest of enemies".

"I'd like to say that MAS has the best crew and I've always been treated warmly by MAS staff," Fernandes told the daily.

"I've always preferred to fly with MAS, but I guess all good things must come to an end."

Fernandes said AirAsia, Southeast Asia's largest budget airline, had also offered free seats to Jala, but he had never taken up the offer.

The two airlines clashed last month amid an intense price war, with Fernandes accusing Malaysia Airlines of copying his budget carrier's low-fare model.

Malaysia Airlines launched a zero-fare campaign to all domestic routes, publicising it with advertisements similar to AirAsia's distinctive publicity material.

Fernandes also called on the government to stop giving subsidies to Malaysia Airlines and urged them to level the playing field for fair competition between the carriers.

As quoted from Today Online

Youngest Heart Attack Victim In The Country, Or Perhaps The World?

What the heck? Nowadays a lot of peoples just died because of Heart Attack, and the victims are getting younger and younger. This disease is preying on younger males and I think if disease has gender, it probably is a Transsexual. You know, AH GUA.

OR Both deadly anyway :)

Below as quoted from The Star Nation News.

A 13-YEAR-OLD boy from Lukut has become the youngest person in the country to die of a heart attack, reported Sin Chew Daily. He collapsed and died at his tuition centre on Tuesday evening.

A team of specialists from Kuala Lumpur confirmed that Lee Zhen Siong had died of a heart attack.

One of the doctors told Zhen Siong's family that the previous youngest heart attack victim was 27 years old.

He said that Zhen Siong’s death was an unusual case.

Zhen Siong’s uncle Yu Bao said the Form One boy was larger in build compared to other boys his age.

“Standing close to six feet, Zhen Siong loved to play basketball,” he said.

He added that Zhen Siong complained of chest discomfort after a camping trip at the end of last month, but none of the family members had even thought that it was possible for the 13-year-old to have a heart problem.

Malaysia says no more fuel price hikes this year

KUALA LUMPUR - Malaysia's Prime Minister Abdullah Ahmad Badawi said Wednesday there would be no more fuel price hikes for the rest of the year.

Abdullah said that because Malaysians were still coping with the impact of last week's 41 percent fuel price increase, the government will absorb the cost of soaring crude oil costs.

"There will be no more fuel price hikes for this year," he said in a statement.

Malaysia, a net oil exporter, heavily subsidises petrol and diesel but said it was forced to implement the deeply unpopular price hike as the cost of subsidies would have ballooned to US$17 billion this year.

The government last week raised the price of fuel by 41 percent to 2.70 ringgit (0.84 dollars) per litre.

To ease the impact on motorists, it will give cash rebates of 625 ringgit for owners of small- and medium-sized vehicles, which will cost the government 5.0 billion ringgit.

Abdullah said the government would also pay salaries of government workers and officers fortnightly from August, to help them organise their expenses and cash flow to cope with the fuel price increase.

Second Finance Minister Nor Mohamed Yakcop warned Wednesday that if world crude oil prices hit 150 dollars in the short-term it could impact on the country's projected 3.1 percent budget deficit.

11 things to do before sign up for wedding photography package

As a person who went through the whole process of getting wedding photo
package, I would like to share with you all of what you can avoid of
what I did.

1. Research Online.
Do some research before visit the shops. Google is your best friend. :)
you can try to check some feedbacks from bridal/wedding sections in some
local forums.
For instance, chinese.cari.com.my is one of the best to look for if you
understand chinese :p
Shortlist some reputable shops and write down their contacts & addresses.

2. Visit The Shops.
Spend a weekend to visit all your shortlisted shops. If you're in Kuala
Lumpur, you can go to Jalan Ipoh & Jalan Loke Yew. There's whole stretch
of bridal shops along the road.
You might be interested on some shops at SS2, Petaling Jaya as well.

3. Avoid Wedding Exhibition.
I don't advise to sign up package from the exhibition which I did, it is
not a good idea at all, trust me. But if you got good reference from
your friends or relatives, then go ahead. Unless your friend is not
really your "friend". LOL

4. Review Photography Portfolio.
Try to view as many portfolios as you can when you're in the shop. If
you like them at the first sight, then most likely they fit your
preference. Otherwise, don't stay too long, you'll likely get adapted by
their products after seeing too many albums. The feeling is like, when
you enter a stinky toilet, you will be getting irritated by the smells,
but after a while, you'll feel nothing because your body adapted it.
Human body is really amazing after all.

5. View Wedding Dress/Gowns.
Request to view their costumes, gowns, clothes, suits, and everything to
do with the photo shooting. If they don't allow, just walk off. Some
bridals they will claim that they got the latest costumes and show it on
their portfolio. When you want it for the photo shooting, they will tell
you to add money or worse, not available at the moment. Well, blood
sucker everywhere.

6. Professional Stylist/Make Up Artist.
Try to ask them whether they got any dedicated stylist/makeup artist for
your shooting. I mean those professionals, not those 阿猪阿狗,
part-timer or even worse their own customer service staff to take up the
job when there are no one available. Make up skill play a very important
part for your photo shooting. Your wife will appreciate it.

7. Photography.
If they tell you is better to take photo outdoor at the afternoon rather
than morning & evening, then they know nothing about photo shooting. Ask
how many photographers they got for job assignment. Is there any female,
I know some girls prefer female photographer to do the job rather than a
robotic guy (cold & dull).

8. Studio Scenery.
Try to ask them to bring you around to see their studio, check whether
the scenery & backdrop match the portfolio that you viewed previously.
Some bridal shops do not have the scenery as they present in their
portfolio.

9. Extra Charges.
Try to firm up the extra charges upfront. Eg. they might charge you for
all the make-up consumables, nu-bra, and accessories.

10. Payment Terms
Check how their payment terms like. How much need to pay for deposit?
How much upon costumes selection? How much after photo shooting? Make
sure all written in black and white in the receipt.

11. Dollar And Cents.
Last but not least, match your budget. You might need to fork out
another 30-50% of your package price for additional photos, provided if
you like the photos. My sister paid more than double for her package as
she loves the photos very much.

But for my case, no more than a single penny I would give them for
screwing up our mood, time, effort & money. Bunch of Jokers.

America's Poor being hit badly by food price

With the current soaring prices of commodities coupled with crude oil price hitting USD134 per barrel, not only us (South East Asia) being hit badly, America also couldn't escape the fate.

America's poor has been struggling by getting aid from the largest charitable hunger-relief organisation of America - America's Second Harvest. The network of so-called "food banks" reported last month that the number of people it is helping has increased 15 to 20 per cent on average over the past year.

According to Maryland Food Bank, more than half a million state residents live at or below the federal poverty level, and the fastest growing segment of need is among those in full-time employment.

Ms Flateman said: "People who are coming to food shelves these days are not just poverty level people. They are people who are working, but because of the high cost of living, they are finding it difficult to put food on their tables."

Another blog is already hosted at this address.

Recently I bought a domain from enom via Google. The Gogle Apps is bundled with the USD10 package.
I was trying to map my domain to my blogspot account but keep getting the error when I do the publishing on a custom domain.
After googled all the solutions, I've decided to remove the start page of Google Apps.
Of course the CNAME records has been changed to www>ghs.google.com.>CNAME & @>ghs.google.com>CNAME.
After waited for 30 minutes, VOILA...It worked. :)

A Pen for your career

Pen is essential for career. Pen always related to career.
I received my first pen as a gift from my first superior when I was a retail sales assistant.
It was a Parker ball pen and I was 18 after finished my secondary education.
Twelve years later, I received a similar gift from my current boss recently and it is a pen too.
Why bosses like to give pen as a gift to employee? I wonder.
It was a nice pen made by Cerruti 1881.

Fishing is good

I like fishing. Very common, you'll got some mutual interest friends once you're really enjoying it. To me, fishing is like you're going out today to a beautiful scenery like seaside, lakeside, small jungle or inside a palm plantation field to enjoy an instant peace of the day. It's really doesn't matter to me whether I got any acquisition. I got a friend who like fishing a lot, to him fishing is a must in his life. Let's call him Kelvin. Kelvin like fishing as I do, maybe more than I do, but what differentiate me and him is he really cares about how many fishes he can get for each occasion.

I can tell you clearly that fishing is about Luck and Patience. (of course, technique also plays a small part)
